Painters in Venice, FL
Venice was planned as a whole town in the 1920s, and parts of it still carry rules about how buildings look, down to the color of the walls. We paint homes and condos across Venice and on the island, and we sort out which rules apply to your address before you commit to a color.

Painting Within the Venice Rules
Venice was planned by John Nolen for developer Fred Albee, with the first streets and buildings going up in 1925 and 1926. The city still carries design standards inspired by Italian Renaissance and Mediterranean Revival architecture, and they include color.
In the Historic Venice district, the city code ties house colors to an approved palette built around pastels and light earth tones, with darker colors allowed on trim and accents. Single-family homes there must use the palette but do not need a separate certificate, while multifamily and commercial buildings in the Historic Venice and Venetian Theme districts need a Certificate of Architectural Compliance before a color change. The code changes from time to time, so confirm the current palette with the City of Venice before choosing. Our HOA and condo painting work regularly runs through that kind of approval step.
The 2024 season hit Venice twice. Hurricane Helene pushed several feet of storm surge through the city, and less than two weeks later Hurricane Milton came ashore just to the north near Siesta Key. Homes repaired since then often have fresh drywall or replaced trim, which needs priming before it will take paint evenly. That is part of our interior painting process.

Questions From Venice Homeowners
Can I paint my house any color in Venice?
It depends on where the house is. In the Historic Venice district, homes must use the city palette, and multifamily and commercial buildings in the regulated districts need approval for a color change. Outside those districts, your HOA or deed restrictions are what usually limit color.
Do you paint condos on Venice Island?
Yes. We work with condo boards and managers on full-building repaints and with individual owners on interiors, and we plan around the association rules for access and noise.
Our home flooded during Helene. When can we paint the new walls?
Once the new drywall is finished and dry, it gets a primer made for new board, then the finish coats. We check moisture before we start, since painting over damp material leads to peeling and mildew.
